What is being proposed? 

 

Kier Property is exploring plans for a new Build to Rent (BTR) development at Arena Central, including high-quality rented apartments, ground-floor food and drink space and improvements to the surrounding public areas.

What is Build to Rent (BTR)?

 

Build to Rent developments are purpose-built for renting and managed by a single professional company, rather than individual private landlords. This provides consistent management, reliable maintenance, and a better experience for residents.

Why is BTR suitable for this location? 

 

City-centre living is in high demand, especially from young professionals and people working nearby. The central location, access to jobs, transport and amenities and the on-site management model make BTR a good fit for the area.

How tall will the buildings be?

 

At this early stage, two towers are proposed: one around 31 storeys and another around 19 storeys. These would sit within the emerging skyline at Arena Central.

Will the development include affordable housing?

 

Subject to viability and agreement with Birmingham City Council, we expect to provide a percentage of apartments as Discounted Market Rent whereby the rent is discounted to the other apartments within the building.

How many homes are being proposed?

 

The plans include around 520 new homes for rent in a mix of one-, two- and three-bedroom apartments.

What about parking?

 

As a city-centre development close to public transport, shops and workplaces, parking levels will be limited to short-stay spaces. Given the location of the site close to existing and planned sustainable transport infrastructure, long-stay spaces are not proposed.

How will this affect traffic and transport?

 

Full transport and access assessments will be carried out, including how people will move around the site, public transport connections and car parking levels.

When will the application be submitted?

 

This consultation is part of the early engagement process. A planning application is expected to be submitted in 2026, following a second stage of community engagement. Following the next stage of engagement, which is planned to take place in early 2026, a planning application is expected to be submitted later in the process, once feedback has been considered.
